Hello My name is Tony Worth

I am a Real Estate Executive on the Gold coast Queensland, Australia. One of the best places on the planet.

I am here to offer you a real service when it comes to buying or selling a property. I am not here to sell anything or offer amazing savings, this is a no Bull page that tells it as it is and how it should be. I am sure there will be Real Estate Agents that may get a little upset with my conception on Real Estate Agents, but that's why we have freedom of speech. So any feed back from other agents would be interesting.

I am not going to go on about how good I am and how much money I make, I am not going to promise you huge fortunes for your property or promise to sell it in a day as I already have interested buyers. I am not going to promise you one thing and then do another and I am not going to break my word.

To be honest I am just starting out as a Real Estate sales person, I have had a lot of experience with selling my own properties when I bought, renovated and sold them, I have a lot of experience in Tourism, hence customer service, I have had several businesses and I have had a lot of experience with dodgy Real Estate agents, no wonder we have such bad names in the industry. Well I don't want to be tarnished with the same brush as your average Real Estate Agent, because " I am not average " !

I have sold 7 of my personal properties in the last few years and every time I listed a house for sale I would be swarmed upon by heaps of different agents all promising me the world over the phone and when it came to the crunch all they wanted was the listing and then kicked back and waited for calls to come in. Lets face it the commission an agent gets paid is quite a chunk of you properties sale price and everyone begrudges paying it, even when the house has sold. In my opinion Real Estate Agents are not valued enough by home owners because none of the agents are stepping out and earning their money.

I am sure somewhere there are some excellent agents, I am yet to meet any but I am sure that someone will leave a comment about some fantastic service they have received, please someone must have.

So then you have the budget agents who offer a guaranteed low commission, well you get what you pay for and not just in Real Estate, but life in general. And boy these companies never go the extra mile to sell your property, they just want the lsiting and then on to the next one and I can see why, if the agency is only charging $3000 commission the agent will probably get $1000- $1500 if they are lucky and lets face it, it normally takes at least 30 days to get a sale on a house, so if they were to work on your property all the time they would get a maximum of $1500 commission paid to them after settlement, which could be anywhere from 30- 90 days, worse case senario it would take the agent 3 months to get their commission which works out to be $125 per week. So no wonder you never get a good service, their idea is mass produce and hope for the best. I know as I tried this type of company twice to avoid paying high commissions and large advertising fees and both times I got poor service if any at all and ended up selling them myself and they still got their commission.

After this I only used local, reputable agents, I paid the extra commissions and paid the extra advertising fees and I still got poor service, I never knew what was happening, if anyone was interested, how the market was going or anything actually useful. I was flat out getting them to reply to a phone message I left the same day.

Real estate is not for everyone, it may seem like an easy option to make a lot of money, but its not. You have to be the right person to sell Real Estate, to provide an exceptional service that is second to none. In my life time I have not dealt with an agent I would recommend, how sad is that ?


Freebies !

Everyone wants something for free and why not, in this day and age if you hunt around long enough you will find something for a cheaper price but many times the quality is not the same, but not always.

I can not offer a discount commissions because of the agency I work for and I can not offer cheap advertising because it does not work, advertising can be expensive, you must have a budget set aside to cover advertising costs, my aim is to get the price you want for the property and covers some or all of your advertising costs, if your not being greedy or away with fairies then the sale price of your property should meet the current market, its simple. Everyone thinks their home or property is worth more, its human nature, but at the end of the day you have to research properties being sold in your area to see what they have sold for, this way you have a little bit of knowledge about your asking price and deep down you know what it is really worth and so do I.

If you have a good budget for advertising then you have a better chance of a quicker sale therefore saving you money on long term advertising. If you had $10,000.00 for advertising a $1.5million dollar house and you spent $500 per week on advertising, the chances are you would sell the property quickly due to its exposure. If you decided that you wanted to spend $100 per week which would get you a small advert in the local paper, then it could take weeks for your property to sell and in the end you normally end up increasing your marketing budget because it is at the back of the cue compared to everyone else's. The trick is to hit it hard and hit it fast, if people see your property has been sitting on the market for months on end then they do not see the value in that property and feel obligated to offer low prices.

What I will offer my clients is something of value and experience. I am not sure if you know the term "Pre Sale makeover " ? but this is what I offer all my clients before we start to advertise the property, take pictures and have open homes.

A pre sale make over is an ideal way to make your property look its best, it may not be how you like it or how you live, but I have been an interior designer for many years now and clients would pay me $100 per hour+ to have their properties ready for sale and believe me it make s a difference, you have to show the property at its full potential. Feng Shui is a great influence on any property.

This may involve colour consultation, minimisation, landscaping, new, furniture (hired), revamping the property is less expensive than you think, its all about colour, space, opportunity and potential. If you can show these things in a property it is so much easier to attract more interested buyers.

How many times have you seen a property on Real Estate.com and there has been a really poor description and really poor photos ? First impressions last.

This is a service I offer for nothing, I will spend a couple of hours at your property going over a few different ideas, at the end of the day its your choice if you go ahead or not. If I was to go to someone's home and offer this service I would charge anywhere from $200 - $500 depending on the size and the complexity. This is yours for free and its not just me doing you a favour, I get a perk also, I get to sell a property that I know is presented at its best making it easier to sell and less likely to get knocked down on price. Presentation is one of the most important keys to a successful sale.

My promise to any person or family looking to buy, rent or sell, is to offer you what you want !

You have to be happy with the way your property is sold or bought, why do something that suits the agent rather than suits you ?

If you have a budget of $450,000.00 I am not going to try and sell you a property worth $600,000.00

If you have a specified area that you have decided that you want to live in or invest in, I am not going to show you properties that do not match your requirements.

I have developed a questionaire that is easy to understand and gives you the opportunity to put your ideas first.

Its simple and quick, the least amount of stress and heart ache the better, it is designed to make you feel 100% comfortable with your decisions and guarantees you the desired results. No time wasting, that is the key to every successful purchase and sale. I do not have the time to waste so why should I waste yours. Straight to the point, no feeling uncomfortable about the asking price or the sale price or the reserve price. I want to have an ongoing relation with all my clients as you will be the ones promoting me in the end. If I do right by you, you will do right by me, word of mouth is one of the best ways to attract good business.

I promise to answer my phone when it rings, which seems to be such a big issue for many REA s, I promise to call when I say I will, I promise to turn up to your house for a meeting or an inspection when organised, I promise to keep you updated with the progress of your property even if there has not been any enquiries, you need to know what is happening at all times weather good or bad, I promise to sell your property or find a property for you that is of sound condition and not in areas that are not specified by you.

Its all about you, if I can give you what you want then I have done my job !
